Working with your Architect

Your dream to build or renovate may have started today or it may have started years ago and it’s nice to know that Ridgeview Construction routinely builds projects designed by Architects and will hand you an outlined process that helps to deliver the maximum value to you. Working with our team of Design Consultants to provide you with a complete and accurate price.

Like many of the previous Ridgeview Construction customers have learned, hiring your Builder and Architect in tandem will save you money and make the process enjoyable. You have high expectations for your new home, addition, or remodel and it’s never too early to put everyone on the same team so that you, the customer, are protected against costly change orders when the construction phase begins.

As part of the process Ridgeview Construction will:

•Work together with the Owner’s representative, Architect, Consultants as catalysts for the Owner. Identify any areas of potential conflict in the construction documents and assist the Owner in resolving them before construction begins.
•Track and report on the status of pre-purchased materials.
•Prepare a schedule of allowance prices that may be needed in the performance of the work.
•Work with your Architect to prepare schedules, instructions to bidders and conduct pre-bid meetings.
•Establish a Guaranteed Maximum Price (GMP) for the work based on bid analysis so that you feel comfortable with your investment or have time to make changes.
•Include the date of substantial completion and attend periodic design review meetings. Contribute as requested.
•Obtain necessary building permits and encroachment permits and advise on secured financing options.
